A well-prepped space ensures the best possible results! My goal is to provide you with the highest quality images and videos possible for your property. Keep in mind the final result will only be as good as the condition and presentation of the property.
Please ensure the property is clean, decluttered, and staged, with all personal items and accessories removed.
Turn on the lights! Check that all fixtures work throughout the house. If possible, change lighting with daylight-balanced bulbs. This improves the overall brightness and color accuracy of your photos. Most homes have warm, yellow lighting. We can adjust this later, but it's much better to start with the right balance in the camera for the best results.
Open the blinds throughout the house to let in natural light. If a room has a great view, make sure to showcase it—unless the view is less desirable, in which case, keep the blinds closed.
Kitchen countertops need to be clean and free of food or clutter. A few staging items is fine, but aim to keep the space tidy and minimal.
In the bathrooms, clear and clean the sink area and shower. Remove all personal items: soaps, shampoos, razors, toothbrushes, etc. Keep the toilet lid closed!
Outside: Clear cars from the driveway, hide trash cans in the garage, and tuck away hoses. Clean pools and hot tubs areas. Mow the lawn the day before, rake leaves in fall, and clean up the deck and patio, including BBQs and furniture.

If the weather is expected to turn bad, we can remove any overcast or stormy skies and replace them with clear, blue skies. However, if the conditions are really poor, please reach out ahead of time to reschedule. This way, we can ensure the best possible results for your listing.
